We recently conducted a defect check inspection for a newly handed-over residential unit in the Lentor area. A thorough inspection was carried out to identify workmanship defects and finishing issues so they can be rectified by the developer within the defect liability period.

Scope of Inspection

The inspection covered all major areas of the unit:
• Living area and bedrooms
• Kitchen
• Master and common bathrooms
• Balcony
• Doors, windows, and fittings

Defects Identified

The following defects were observed during the inspection:
• Door frame chipped and stained
• Pinhole bubbles on wall surfaces
• Door bottom chipped, with rust stains and uneven silicone sealing
• Hairline cracks on living area walls, with stains and uneven surface finishing
• Glass and window frames stained and scratched
• Balcony railing with water marks, uneven silicone, and visible stains
• Bathroom hollow tiles, some with loose fixtures
• Uneven tile pointing / grout finishing
• Bedroom wardrobe with chips and surface scratches
• Master bedroom window silicone with scratches

All defects were marked on site and documented with photos for submission to the developer for rectification.

Observations

Most of the defects found are common in new developments and relate to finishing workmanship. Hollow tiles, loose fixtures, and uneven silicone in wet areas should be rectified early to prevent future issues such as water seepage or tile loosening.

Positive observations, such as even and consistent grouting on tiles, were noted, indicating satisfactory workmanship in some areas.
